The Tallest Building in the World…..So Far
Ever since the first modern tall building, the Eiffel Tower, was completed in 1889, engineers, architects and builders have engaged in a battle of one upmanship that astounds us every few years. Today, the record for the world’s tallest building is held by the Burj Khalifi in Dubai. Completed in 2009, the numbers associated with it are staggering: over 45,000 cubic metres of concrete in the foundation alone (and 330,000 cubic metres total), more than 6,000 miles of rebar, 380 engineers, and more than 2,000,000 square feet of usable space in a tower that rises 828 metres above the desert floor.
Such a massive undertaking required the collaboration of thousands of people, new techniques in design and construction, and cutting edge technologies. Engineers had to think about temperature in new way (the top is about 6 degrees celsius cooler than the bottom), move thousands of gallons of condensate from the air conditioning, model design elements in a wind tunnel, design enhanced evacuation systems, address air pressure changes from top to bottom, and face other challenges unique to building the tallest structure ever. While the scale of the building is unique, large construction projects are being built all over the world, each one of them require world class engineering, teamwork, and project management.
Big Projects Require Sophisticated Management
While the sheer numbers are impressive, the difference between the Burj Khalifi and other complex projects is not necessarily great. Some examples:
The Integrated Transport Terminal Bandar Tasik Selatan (ITT-BTS) is a 49 acre bus terminal in Kuala Lampur, Malaysia. It is six storeys tall with parking bays to accommodate up to 100 buses at any given time. More than 60 shops fill the building offering food, toys, clothing, books and many other products. It also has a taxi stand capable of accommodating 150 cabs at a time, 1,000 parking spaces, and waiting areas for another 1800 people. The complex is located in the middle of Hentian Puduraya, the largest transportation hub in the entire country. It is also connected to three train stations and two major highways. The project had a budget of 135 million euros.
In Oman, construction is about to begin on the country’s largest theme park. Called Majarat Oman, it is located at Al Sawadi Beach Resort, about 45 minutes from the capital city of Muscat, and is expected to take about two years to complete. Promoters of the theme park organised a major event to unveil the project in front of a high-profile audience and media.
The park will have a capacity of up to 3,000 visitors a day and is designed to have something for every member of the family to enjoy. The theme of the indoor park is futuristic, with rides, games and expositions which will appeal especially to domestic tourists. Many of these attractions will be coming to Oman for the first time. The project is expected to create 300 new jobs, as well has have a major impact on the local economy. The 25,000 square meter facility has a budget of more than 100 million euros. A multinational group of architects, designers, builders and consultants will be involved in the project.
Pavilion Hilltop is a high rise condominium in the affluent Mount Kiara section of Kuala Lampur. Tower A was built in 2013 and completely sold out before construction was finished. Tower B sold in a similar fashion, and presales of Tower C have already been made. The entire project has a budget of more than 270 million euros, and consists of 621 units. While the residences in the first two towers range from 1200 to 1800 square feet, the units in Tower C are bigger, up to 2800 square feet.
In addition to the residential units themselves, the property features two pools, jacuzzis, various sporting facilities, gardens, playgrounds, game rooms and courtyards. There is even a buggy service to ensure that the project remains a car free zone, consistent with the developers’ commitment to sustainability.
What do these properties have in common, besides their large scale and sophisticated style? They are all projects under the management of WY Consultancy and Development Services of Malaysia.
